Waterproofing in Watten Estate splits between two cohorts: original 1980s/90s homes nearing rebuild whose roofs are temporarily patched to bridge to demolition, and homes rebuilt 2008–2014 whose original membranes are now hitting end-of-life and need full replacement.
Why Watten Estate
The rebuilt cohort is the more interesting workstream. Many of these homes have rooftop terraces, planter boxes, or rooftop pools where waterproofing failure manifests as ceiling staining below. Full system replacement involving deck strip, membrane reinstall and deck reinstatement is the dominant scope, with engineering attention required around penetrations for rooftop equipment.
Premium-standard scope here. Rooftop pool waterproofing is a specialised, larger subset because the work involves full pool drain, finish removal, structural inspection and complete reinstatement. We scope each roof after a free site assessment.
A home off Watten Rise had its rooftop pool waterproofing fully redone after persistent leaking into the third-floor bedroom below. Pool drained, tile finish stripped, new torch-on plus polyurethane composite membrane, and full retile over a 5-week schedule.

The cost depends on the system chosen — PU coatings, torch-on membranes, and cementitious systems with fabric reinforcement each carry different rates — as well as the roof area and the surface condition. We provide a tailored quote after a free roof inspection.
For Singapore flat roofs, torch-on modified bitumen membranes offer the best balance of durability and cost. They last 10–15 years and handle our UV and rainfall conditions well. For roofs with heavy foot traffic, cementitious waterproofing with a protective screed is preferred.
Torch-on membranes are pre-formed sheets heat-welded to the surface — very durable (10–15 years) but require skilled application. Liquid membranes (PU coatings) are painted on, easier to apply around complex shapes, but last 5–8 years. We recommend torch-on for large flat areas and liquid for detailed work.
Yes. We offer emergency leak response for active roof leaks. Temporary waterproof patches can be applied within 24–48 hours to stop immediate damage, followed by a permanent repair scheduled when weather permits.
Our premium torch-on membrane systems come with a 10-year material and workmanship warranty. PU coating systems carry a 5-year warranty. All warranties cover both materials and labour for any leak that develops in the treated area.
Quality membrane systems last 10–15 years. Polyurethane coatings typically last 5–8 years before recoating is needed.
