Do I need approval for facade works on a landed house?

Repainting and like-for-like repairs generally need no approval, but changing the outside of the house can. New screens, a canopy, a raised boundary wall, or altered window and door openings can need written permission, and some estates and conservation areas have their own rules on how a house may look. How long does an exterior renovation take?

It depends on the scope. A repaint with minor plaster repair is the shortest kind of job. A full re-clad with screens, new boundary walls, a driveway and lighting takes far longer. Rain is the biggest variable, because rendering and painting stop on wet days. We give you a programme with the quote and tell you when the weather moves it.

How much does it cost to paint the exterior of a landed house?

Timber or aluminium battens for a facade screen?

Aluminium is the lower-maintenance choice, timber the warmer-looking one. Hardwoods like chengal and balau age to silver-grey unless you keep oiling them, and they move with the humidity. Powder-coated aluminium holds its colour, needs only a wash-down, and is the safer pick near the sea. Wood-grain aluminium finishes have become good enough that most people cannot tell from the road. Either way, the fixings and the frame behind the battens decide how long the screen lasts, so we use stainless or coated fixings, never plain steel.

Why does my exterior wall keep staining and growing algae?

Because water is sitting on the wall or running down it, not because the paint is bad. Shaded walls stay damp longer. Blocked gutters and downpipes send rain straight down the face. Missing drip edges let water track back under ledges and sills, failed sealant lets it into the plaster, and a planter against the wall keeps it wet. Repainting without fixing the water path buys you a clean wall for a monsoon season or two. We fix the path first, then paint.

Do I need to move out during facade works?

No, the work is all on the outside of the house. We put up scaffolding, sheet over your windows and grilles, and protect the plants and the cars. Hacking off loose plaster is the noisy part, and we keep it to daytime hours. The car porch and driveway are done in stages so you can keep getting your car in and out, though there will be days you park on the road.

Can facade works be combined with my gate or roof work?

Yes, and it usually saves money to combine them. The scaffolding, access and site protection are shared instead of paid for twice. The order matters as much as the saving: the roof and gutters should be finished before the walls below get their final coat, and the gate wall painted before the new auto gate goes on. We run it as one programme so a later trade never marks a finished wall.
