What this estimator does not account for

A calculator can only do so much. The range you see is a planning starting point — useful for early budget conversations, not a substitute for a real quote. Here is what the calculator does not capture:

  • Site-specific structural variations. Existing foundations, beam locations, headroom, soil conditions, and retrofit complexity all affect the build cost. We only know these after a site visit.
  • Premium finishing choices. Designer tiles, imported marble, custom timber species, signature glass — any of these can push a Mid-Range project into Premium territory.
  • Custom design fees. If you want a fully bespoke design (custom cabin interiors, infinity-edge pool with bespoke water features, structural redesigns), expect design and engineering fees on top of the build cost.
  • BCA submission edge cases. Conservation areas, GCB design guidelines, structural amendments, or unusual permit conditions can add weeks to the schedule and fees to the budget. We flag these during the assessment.

About this tool

Why a range and not a single price?

Every landed home is different. Site access, existing structural conditions, finishing choices, and brand specifications all move the final number within the range. A single price would be misleading — a range is honest.

What changes the actual quote?

Site access (narrow driveways, restricted hours), existing structural conditions, brand and material selection, complexity of integration with existing systems, and any BCA/URA conditions specific to your property. We confirm all of this during the site assessment.

Is this the final price?

No. This estimator gives you a budget range to plan around — useful for early conversations with your spouse, financial planner, or before requesting quotes. Final pricing is fixed in writing after we visit your home and scope the work.
