Do you charge a design fee on top of the renovation cost?

The design is priced as part of the project, not charged as a separate fee. It appears as its own line in the quote, so you can see what you are paying for. How big that line is depends on how much drawing the job needs. A one-floor refresh needs far less than a whole-house replan with structural drawings and a submission.

Do I need approval to change the layout of my landed house?

You need approval only if the work touches the structure, the outside of the house, or adds floor area. Moving things around inside, without touching anything that holds the house up, usually does not need approval. Anything structural has to be filed by an architect or engineer before work starts, and we handle that. We confirm which side your project falls on at the site visit.

How long does a full landed house interior project take?

It depends on how much of the house you are changing. A single floor with new finishes and carpentry is a far shorter job than a whole house across three storeys with walls moved, a new kitchen and rewiring. If the job needs approval, that time comes before the build and is set by the authorities, not by us. You get a schedule with your quote.

What is the difference between an interior design firm and DirectHome?

The difference is that a design firm stops where the builder's work starts, and we do not. Most firms handle the design, the finishes and the carpentry, then leave anything structural, and anything needing approval, to a builder you have to find and manage yourself. We do both, design and building, in the same job. And if you already have a designer you like, we can build to their drawings instead.

Do we have to move out during the renovation?

For a full-house job with hacking, wet works and rewiring, yes, plan to move out. For a smaller scope we can often work floor by floor, sealed off behind dust barriers, so you keep a kitchen, a bathroom and somewhere to sleep. We tell you which one your job is before you sign, not halfway through.

Can you do just one part of the house, like the attic or the basement?

Yes, single rooms and single floors are common jobs for us. The attic, the basement, the kitchen and the master bedroom each come with their own catch. Attics trap heat, basements hold damp, kitchens need proper extraction for wok cooking. We deal with those as part of the design instead of leaving them for you to discover after handover.

Which materials hold up in a Singapore landed home?

Materials that handle humidity, rain and long hours of sun hold up best in a Singapore landed home. For carpentry that means plywood, not particle board, especially in kitchens, bathrooms and against outside walls. For worktops, sintered stone and quartz take heat and stains better than softer stone. For floors, porcelain tile and engineered timber cope with the damp better than solid timber. Anything facing west needs a finish that can take the sun.

Can you work with an architect or designer I have already engaged?

Yes, we can build to their drawings as the main contractor. We can also come in earlier and tell you what is buildable and roughly what it will cost before the drawings are locked. That earlier route usually saves a round of redesign, because problems with the structure or the approval get caught while the plan is still on paper.

Materials & Systems

Moisture-resistant plywood carpentry

Plywood carcasses with laminate or veneer fronts. Plywood handles our humidity far better than particle board, which matters most in kitchens, bathrooms and anything against an outside wall.

Sintered stone and quartz worktops

For the dry and wet kitchen counters and the island. Both take heat, stains and scratches well, and need less looking after than marble.

Large-format porcelain tile

Fewer grout lines and cool underfoot. Works indoors and out, so the same floor can run from the living room to the patio, with a rougher surface where it gets wet.

Engineered timber flooring

A layer of real timber on a stable base, so it moves less than solid timber in our damp. Warmer underfoot for bedrooms and the attic.

We walk the house with you

Room by room, we go through what you want changed and what the structure, the pipes and the plot will actually allow. Free, and you owe us nothing afterwards.

We plan the space, then the look

The layout comes first, because that is what you live with. Then the materials, finishes and carpentry, shown as real samples you can hold rather than pictures on a screen.

We draw it up and price it

You get proper drawings and a quote broken down line by line. If the design touches the structure or needs approval, we bring in the architect and engineer and file the submission for you.

We build it

Hacking first, then structure, then pipes and wiring, then floors, carpentry and paint. One supervisor runs the site, keeps the trades in order and keeps you posted.

We check it and hand over

We walk the finished house with you and write down every defect, however small. We close the list, clean up, and hand over with care instructions for the materials we installed.
