Describe the room’s use before asking how much cooling it needs
An attic study occupied through the afternoon and a guest room used occasionally have different priorities. Tell the design team who will use the space, at what times, with which equipment and with doors or blinds in what position. That is the starting information for a comfort brief.
Do not rely on a promised temperature drop from a single coating, insulation product or air-conditioner. Ask how the proposed room works as a system and which assumptions support the recommendation. A product test is evidence about that product under stated conditions, not proof of the finished room’s performance.
Work from the outside to the occupied space
Insulation reduces heat transfer, while uncontrolled air leakage can work against the cooling system. Glazing also contributes to heating and cooling loads, and its performance depends on climate and specification. These are general building-physics principles supported by US Department of Energy guidance; its US savings, incentive rules and procurement thresholds are not Singapore design values.

Compare glass by the task it serves
Daylight can make an attic attractive, but a bright patch on a desk or screen can be an obstacle to work. The Department of Energy’s daylighting guidance explains that opening placement and shading can control unwanted heat and glare. Use that principle to review the seat and screen positions rather than maximising glass area by default.

A hypothetical study comparison
Imagine two concept designs for an afternoon workroom. One has a large rooflight above the desk. The other uses a smaller opening, a different desk orientation and a shading proposal. Ask both teams how the design serves the same work hours, view preference and screen use.
For the larger opening, request the glass and shading assumptions behind the cooling recommendation and how the blind will be operated and maintained. For the smaller opening, check whether the daylight and outward view still meet the brief. Do not declare either the winner from a rendering alone.
The useful comparison is a set of consequences: daylight quality, glare control, cooling design, roof-junction complexity and maintenance access. No general percentage saving can replace that room-specific comparison.
Separate ventilation from a cool feeling
Ask explicitly how fresh air is provided during normal use. BCA’s owner-use guidance allows ventilation approaches other than natural ventilation for relevant landed homes, including mechanical ventilation or air-conditioning with mechanical ventilation. Have the QP determine applicability and the designer explain the actual arrangement.

Keep heat upgrades connected to roof condition
If a roof is already leaking or its condition is uncertain, have that assessed before covering it with a new internal finish. Request a scope that assigns responsibility for roof defects, insulation, penetrations and reinstatement. A comfortable room still needs a maintainable weather envelope.
Keep technical installation details with the professional team. The homeowner’s role is to ensure the design includes them and that the contract identifies who supplies the complete result.
Agree how the finished system will be demonstrated
Before ordering, ask what the team will check at commissioning: control operation, equipment access, ventilation operation, condensate arrangement and any specified performance measurements. Have the designer define the conditions for meaningful measurements and explain the limits of a one-day observation.
At handover, obtain operating instructions that match the intended room use. If the room is comfortable only with a blind closed during certain hours, that is a relevant design tradeoff to understand before construction, not an explanation to discover afterward.
