Turn the space under your roof into a real room
Most landed houses in Singapore have space under the roof doing nothing but trapping heat. Done properly, it becomes a bedroom, a study or a family room, with a real staircase, insulation that copes with the afternoon sun, and daylight from a skylight or dormer. Attic work needs approval, so we handle the design, the paperwork and the build, and one company answers for all of it.
Why Choose Us
An attic addition to a landed house needs approval before anyone touches the roof. We bring in the qualified person, put the drawings together and file the submission, and nothing gets built until the approval is in hand.
An attic sits right under the roof and takes the full afternoon sun. We put insulation and a reflective layer into the roof build-up and plan the ventilation, so the room is one you can actually sit in without the aircon running all day.
A room you live in needs a proper fixed staircase, not a pull-down ladder. We plan the stair and the opening in the floor together with the attic layout, so you do not lose half the landing below to get upstairs.
The structure, the roofing, the waterproofing, the staircase, the wiring and the finishes are all our scope. If a roof junction needs putting right, there is no argument about whose job it was.
Options
Rockwool or glasswool laid into the roof or ceiling build-up. The main defence against the heat, and it takes the edge off rain noise on a metal roof.
A foil layer under the roof covering that turns back radiant heat before it reaches the insulation. Common here on both tiled and metal roofs.
Fixed or openable units with safety glass and a proper flashing kit. They bring daylight into a room with few walls to put windows in, and choosing an openable unit gives the roof space a way to vent heat.
A framed box built out from the roof slope, giving you full standing height and a vertical window. More work than a skylight, and it needs approval, but it changes what the room can do.
How It Works
We measure the roof space, check the ridge height and the pitch, look at the state of the roof structure, and show you how much of the floor actually gives you standing room.
We work with a qualified person to confirm what your plot and roof form allow. Then we settle the layout, where the stair lands, whether you want a skylight or a dormer, and how the insulation goes in.
We put the drawings together and file the submission with the authorities. The approval clock sits with the authorities, and we keep you posted while it runs.
Opening the roof, the structure, the floor, insulation, waterproofing at every point we cut through, then the staircase, wiring and aircon. We stage the work so the rest of the house stays liveable.
Ceilings, walls, flooring and built-ins into the low corners. We water-test the roof junctions before the ceiling closes up, then walk the room with you before handover.

Where We Work
We take on landed homes across the whole island. These are the estates we get asked about most often, each with notes on the houses and the access there.
Your estate not listed? It makes no difference to us. Tell us where the house is.

New treads, balustrades and handrails, or a full rebuild. The staircase sets the tone for the whole house.

Add a room, a storey or an attic, or rework the whole layout. We bring the architect and engineer and handle the approvals.

We design your home and build it ourselves. Moving walls, wiring, beams and approvals are our job, not someone else's.
