Do I need URA or BCA approval for an attic conversion?

How long the sign-off takes is for the authorities to decide, not us, so we build it into the schedule rather than promise you a date.

How long does an attic conversion take?

It depends on how much of the roof changes, plus the approval period before any of it. A conversion inside the existing roof shell is the quicker kind of job. Adding dormers or changing the roof structure takes longer. The approval runs on the authorities' clock, not ours, so we give you a real schedule once the design is settled instead of a confident number on day one.

How much headroom do I need for a usable attic?

Enough to stand and move around comfortably, and under a pitched roof that means the usable area is smaller than the floor area. The low space near the eaves is better used for storage or built-ins. We measure the ridge height and the pitch at the site visit and show you the real usable footprint before you commit to anything. A dormer can add full standing height where the plan needs it, subject to approval.

Does an attic count towards my allowable floor area?

It depends on how the attic is designed and on the rules that apply to your plot and roof form, which differ between a terrace, a semi-detached and a bungalow. It is the first thing the qualified person checks, before any design work starts. That way you are not paying to design a room that cannot be approved.

Will an attic room be too hot to use?

Not if the heat is dealt with in the build-up, and that is the main design job in a Singapore attic. The room sits right under the roof, so we put insulation into the roof or ceiling, add a reflective layer under the roof covering, vent the roof space where the construction allows it, and size the aircon for the room. A skylight gets performance glass, and an openable one lets the hot air out.

Can I use a loft ladder instead of a staircase?

For storage yes, for a room you live in no. A habitable attic needs a proper fixed staircase with real headroom and railings. The stair is often the hardest part of the plan, because it takes space from the floor below, so we design it together with the attic layout rather than squeezing it in afterwards. We do full staircase work too, so the new flight can match the rest of the house.

Can I put a bathroom in the attic?

Often yes, and it comes down to where your existing soil pipe and water supply run. The waste needs a proper fall to the stack, which sometimes means a raised floor or a pump, and the floor has to carry the waterproofing and screed on top. It is a real cost driver, so we trace the pipe route at the site visit and price it as part of the job.

Will cutting into the roof cause leaks?

Not if the junctions are detailed and tested properly, and that part is on us. Every skylight, dormer and vent is a cut in the roof, and cuts are where landed roofs leak when the monsoon arrives. So we flash each one properly, carry the membrane through into the new junctions, and run water over every one while it is still open to inspection. If a junction we built leaks, putting it right is our job.

Rockwool or glasswool laid into the roof or ceiling build-up. The main defence against the heat, and it takes the edge off rain noise on a metal roof.

Reflective Foil Barrier

A foil layer under the roof covering that turns back radiant heat before it reaches the insulation. Common here on both tiled and metal roofs.

Skylights & Roof Windows

Fixed or openable units with safety glass and a proper flashing kit. They bring daylight into a room with few walls to put windows in, and choosing an openable unit gives the roof space a way to vent heat.

Dormer Construction

A framed box built out from the roof slope, giving you full standing height and a vertical window. More work than a skylight, and it needs approval, but it changes what the room can do.
