Is it cheaper to overlay the old floor or hack it off?

Overlay is cheaper, as long as the old floor is sound, flat and dry. Vinyl, SPC and thin engineered timber can go straight over it, which saves the hacking, disposal and screed work. It raises the floor level a little, so doors and thresholds have to be checked. Hacking costs more but is the right call when tiles are hollow, levels are wrong, or the waterproofing under a wet area has to be redone. We tell you which applies after we inspect the floor.

How long does it take to redo the flooring in a landed home?

It depends on the area, the material, and how much work the old floor needs first. A single room is a quick job, while a full hack and relay across a three storey terrace or semi-detached is a much bigger one. Marble adds time for grinding and polishing on site. Timber and vinyl add waiting time, because the screed has to dry properly before they go down, and that part cannot be rushed. Your quote carries the schedule.

Do I need approval to change the flooring in my landed home?

Usually not. Replacing the floor finish in your own house does not normally need a submission to the authorities. That changes when the flooring is part of bigger works, such as raising or lowering floor levels, touching the structure, or making a new wet area. Where a submission is needed, we prepare and manage it with a qualified person, and we confirm what applies to your house at the site visit.

Which flooring holds up best in Singapore's humidity?

Tile and natural stone are unaffected by humidity, which is why they suit ground floors and car porches. Engineered timber copes far better than solid timber here, because its layered core resists the movement humidity causes. Solid timber can cup or gap when a room swings between aircon and open windows. Vinyl and SPC have waterproof cores, and are the safe choice anywhere damp is a known risk.

Can I lay timber on the ground floor of a landed house?

Yes, but the ground floor slab is the risk. Moisture rises through a slab that sits on the ground, so we take readings first and lay a vapour barrier before engineered timber goes down. Solid timber straight onto a ground floor slab is asking for trouble in Singapore. If the readings come back high, or the room sits beside a garden or a wet area, we will say so and steer you to SPC or tile instead.

What flooring works for the car porch, balcony and patio?

Outdoor floors need grip when wet, resistance to sun, and falls that carry rain to the drain. For a car porch we use thick porcelain or homogeneous tile that can take the weight of a car, laid with falls running away from the house. For a balcony or patio, anti-slip porcelain, composite decking or hardwood decking such as chengal or balau all work. The choice mostly comes down to how much upkeep you want after each monsoon season.

My tiles sound hollow when tapped. Do they have to come off?

Hollow tiles mean the bond under them has failed, and sooner or later they will crack, lift or pop. It usually comes from poor original laying or slab movement, and it is common in older landed homes. Laying a new floor over a debonded one just moves the problem under your new finish. We tap the whole area at the site visit and tell you honestly whether it is one bad patch or a full hack.

Can the new floor continue onto the staircase?

Yes, and it is usually worth doing. Tile, stone and timber can all be carried up the treads and risers so the staircase matches the floor around it. It needs the right nosing for grip, and pieces cut to your actual stairs rather than standard sizes forced to fit. If the staircase itself is being rebuilt or reclad, we do it together with the flooring under one contract.

Materials & Systems

Marble and natural stone

Marble, granite and terrazzo. Cool underfoot and very long lasting. Ground and polished on site so the joints all but disappear. Needs sealing, and some care where it gets wet.

Homogeneous and porcelain tile

Hard wearing and easy to keep clean. Large format options mean fewer grout lines, and anti-slip finishes cover wet kitchens, bathrooms and outdoor areas.

Engineered and solid timber

Warm underfoot and quieter than tile. Engineered boards handle our humidity far better than solid timber. Both need a dry base, and a vapour barrier on ground floors.

Vinyl and SPC

Waterproof core, quick to lay over a sound existing floor. A thicker wear layer shrugs off scratches and dents. The practical choice for upper floors and overlays.

We come and look

We measure each area, tap the old tiles for hollow spots, check the floor levels and door clearances, and look for places where damp is likely to be a problem. Free, and you owe us nothing afterwards.

You pick the materials at home

We bring samples to the house so you see them under your own light, not a showroom's. We tell you what suits each room, what stays safe when wet, and how each option ages in this climate.

We put a price on it

A written quote that separates hacking and disposal, waterproofing, screed work, the material itself, laying, skirting and transitions. You see what each part costs before you commit to anything.

We prepare the base

Hacking or overlay, whichever we agreed. The debris goes out, waterproofing is redone in wet areas, then the screed is levelled. Timber and vinyl wait until the screed is dry enough, because laying too early is how floors fail.

We lay and hand over

Laying, grouting, and grinding and polishing on site for stone. Then skirting, thresholds and sealing where needed, and a full clean before you walk the finished floor with us.
