
Extend your home without knocking it down
A&A works cover everything you can do to a landed house short of a full rebuild: extend at the rear, add an attic or a storey, or open up the inside. The work needs approval before any hacking starts, so we engage the architect and the engineer and handle the paperwork with URA and BCA. We also check what the house is standing on before anything is drawn up, because the new work has to sit on walls and foundations built decades ago.

A&A work needs approval before it starts, and only an architect or an engineer can file for it. We bring them in, put the drawings together, and answer whatever URA and BCA send back, so you are not the one chasing.
Older landed homes hide surprises: shallow foundations, crumbling concrete, a wall shared with next door. We look at what is actually there before the design is fixed, not after demolition has started.
The junction between old and new is where leaks start. New roofs, extensions and openings get proper falls, flashings, gutters and waterproofing where they meet the existing house, because Singapore rain finds anything less.
Options
How most landed homes are already built. Good for an added storey, wet areas and flat roofs, as long as the extra weight is checked against your existing foundations first.
Lighter than concrete and quicker to put up. Useful for a rear room or an attic, and on tight terrace plots where a crane or a lorry cannot get close.
Light block or steel studs with cement board, for replanning rooms and for new walls upstairs. Much easier on an existing floor than brick.
Sliding doors, screens and roof glass for a new extension, chosen for driving rain and built with proper drainage channels rather than relying on sealant.
How It Works
We walk the house with you. We look at the structure, the roof, where your boundary runs and where the pipes and cables sit, and we get clear on what you want the house to do. Free, and you owe us nothing afterwards.
The architect checks what your plot allows and the engineer checks what your house can carry. This is also where we compare extending against rebuilding, and tell you honestly which one your house is better suited to.
The architect draws the job up and files it with URA and BCA, with the other agencies where the work pulls them in. We put the drawings together and answer whatever comes back. How long this takes is not ours to set, so we will not give you a date we cannot keep.
We board up the site and sheet over whatever we are not touching. Then demolition and hacking, then the structure, roof and outside walls, then wiring, plumbing and aircon, then finishes. One team, one schedule, regular updates.
The architect gets the completed work signed off with the authorities. Then we walk the house with you, list anything that needs putting right, fix it, and hand you the approved drawings and paperwork for your records.
