Approve the finish you will actually receive
Use a rendering or colour card to narrow the options, then ask the contractor for a representative physical sample using the proposed system. Review it on the actual building where practical, or agree how a sample board represents the surface. A tiny patch can help select a colour but may not show how texture or sheen reads across a wall.
State what is being approved: the colour reference, product, finish, substrate preparation and location. A photograph of the accepted sample is a useful record, but the physical sample and written specification should remain the reference.

Think beyond the colour family
A white, grey or dark finish can read differently depending on sheen, texture and surrounding materials. Ask for the proposed product rather than approving an abstract colour name. If a metallic or reflective element is part of the facade, review its effect on neighbouring views as well. BCA and URA’s advisory neighbour guide identifies reflective roof and facade materials as a potential glare concern.
Resolve preparation before accepting the sample
A sample over a carefully prepared patch does not establish the result across an existing deteriorated wall. Ask how the rest of the surface will reach the condition required by the proposed system. The Singapore Dulux Weathershield datasheet, for example, requires appropriate sound, clean and dry preparation and gives weather restrictions. Other products have their own conditions.

Check the property’s status
Conserved buildings require a different review. URA includes facade painting among examples of Category 3 conservation works and requires permission before such works begin; categorisation remains subject to the proposal. Establish the conservation route before treating an agreed colour as permission to start.

Close the choice in writing
Record the accepted sample, exact product and colour references, sheen, preparation system and the elevation or detail receiving each finish. Agree how substitutions and larger-area differences will be handled before they occur. This gives the contractor and homeowner the same reference when inspecting the completed facade.
