Separate repair from redesign
Write down the reason for the work. Faded colour, rain-related dampness, loose material and a desire for a different architectural appearance are different triggers. They may be addressed in one project, but the assessment and work packages should remain identifiable.
If a feature is loose, bulging or falling, keep people away and arrange prompt professional assessment. Do not wait for a decorative refurbishment to resolve a possible safety concern. BCA’s facade guidance emphasises maintaining exterior features and addressing deterioration.
Establish the wall and its interfaces
Collect existing drawings, previous repair details and safely taken observations. For leakage, record when and where it appears without treating the indoor stain as the confirmed external entry point. Ask the inspecting team to distinguish observations, possible explanations and evidence-backed findings.
External-wall performance involves materials and details such as openings, joints and penetrations. BCA’s good-practice guide explains that broader system; it is background guidance, not a current statutory repair specification. Request a project-specific repair scope and relevant verification.
Choose the appropriate depth of work
Compare options after the condition is understood. Repainting may meet an appearance brief on an assessed sound surface. Renewing render changes the surface build-up. Cladding introduces an assembly that needs its own support, edge, opening and maintenance review.
Ask the appropriate professional to establish the requirements for new attached systems. BCA’s structural guidance includes fixings and claddings; a decorative label does not establish that a proposed assembly is suitable.

Check the property and the actual proposal
Do not apply the PFI cycle indiscriminately to landed houses. BCA’s guidelines exclude specified landed houses used solely as residences. Conserved buildings have a separate conservation process. URA lists facade painting among Category 3 examples and requires Conservation Permission for those works before starting. Compare a complete package
Issue the same condition findings, drawings and finish brief to each team. Ask for investigation limits, removal and preparation, repair scope, complete material system, access, protection, interfaces, verification and reinstatement. A lower paint price may simply omit defect repair or a difficult elevation.
Have any conditional item identify the missing fact and its adjustment basis. Do not accept a broad “repair all cracks” line without understanding whether it covers assessed cosmetic defects, movement-related details or professional structural work.

Inspect while access is still available
Agree the review point before access equipment is removed. Match the finished work to the accepted sample and defined repairs, and collect relevant photographs, inspection or test records, product details and maintenance instructions.
Keep a location-based repair record with the property. Future window replacement, roof work or service alterations should preserve the exterior system’s junctions. A warranty is useful only alongside a clear account of what was installed and what the owner is expected to maintain.
