Roof Waterproofing in Singapore: A Buying Guide →Key takeaways
- Solar fixing methods vary; not every installation penetrates the roof.
- Agree the interface design before completing the waterproofing.
- Document who arranges future access, removal, reinstatement and leak investigation.
Treat the roof and solar layout as one coordination task
When waterproofing and solar panels are bought under separate contracts, each quote may look complete on its own. The gap appears where the new equipment meets the roof or blocks later access. Ask the two teams to review the intended layout together before either finishes its design.
EMA advises assessing roof condition and structure before installation. Its roof examples include ballasted or penetrating supports on concrete roofs and clamps on suitable metal seams. The relevant question is which fixing arrangement is designed for this roof, not an assumption that solar always means drilling through the waterproofing.
Assign each handoff in writing
This matrix is an editorial coordination aid. Use actual company or professional names in the project version; “by others” is not a person who can accept completion.

| Handoff | What needs agreement | Evidence to retain |
|---|---|---|
| Before roof works | Support positions, service routes and areas that need access. | Coordinated roof layout and named reviewers. |
| Before panel installation | Roof readiness and approved interface details. | Roof handover record and acceptance by the next trade. |
| During installation | Protection, any changed fixing and damage reporting. | Photos and agreed changes linked to locations. |
| After installation | Accessible inspection and completion of disturbed details. | Joint close-out and outstanding-item list. |
| Future repair | Electrical isolation, panel removal, reinstatement and charges. | Service contacts and contract responsibilities. |
Separate professional roles from the installer’s sales scope
EMA’s implementation guide describes the Qualified Person’s role in proper design and applicable regulatory approvals, and the Licensed Electrical Worker’s role in commissioning and electrical requirements. Ask who has been engaged and which services are actually included in the quotation. The waterproofing contractor’s acceptance of a membrane detail does not replace the solar project’s structural, fire-safety or electrical responsibilities.

Check how the roof can be repaired later
Before accepting the panel layout, ask the team to point out routes for inspecting the roof and reaching drainage components. Identify which areas become concealed, what evidence will be collected before concealment and how damaged waterproofing beneath equipment could be reached. These are access questions for the project team, not reasons for the owner to walk between panels.
Compare the maintenance descriptions in both contracts. Does roof leak investigation include moving equipment? Does panel servicing include checking or reinstating roof details it disturbs? A long warranty on either package does not by itself answer those questions. Record the answer even if one company supplies both services.
If the roof already leaks, resolve the scope first
In a hypothetical project, an owner has an intermittent leak and wants panels installed next month. Completing a broad roof coating without agreeing the mounting details may create avoidable rework; installing panels first may make investigation less accessible. Ask for an investigation and sequence decision, then let both teams price the same agreed arrangement.
At final handover, combine the roof record, solar layout, interface photos and contact list in one folder. If a later leak occurs, that shared record gives the investigating team a starting point and reduces reliance on the owner remembering which trade touched which area.
