Why the Contractor Matters More Than the Product
Every roof waterproofing job in Singapore involves three things: the membrane material, the surface preparation, and the workmanship. Of those, workmanship is the one most likely to fail. A premium Sika or BASF Master Builders system installed badly will leak within a year. A mid-tier system installed correctly can outlast its warranty.

What a Capable Waterproofing Contractor Looks Like
A serious contractor will visit your roof before quoting. They will check the existing membrane, look for cracks in the screed, inspect drainage outlets and parapet flashings, and ask when the last waterproofing job was done. If a contractor is willing to quote without seeing the roof, that is your first red flag.
They should also be specific about the system they plan to use — not "we use the best waterproofing" but "we propose Mariseal 250 PU at 1.5kg per square metre with a polyester reinforcement layer at the drains and parapets." Vague proposals lead to vague results.
Questions Worth Asking Before You Sign
Ask how long they have been doing waterproofing specifically. Many general renovation contractors take on waterproofing jobs but outsource the actual application. Ask whether the crew is in-house or subcontracted. Ask to see photos of jobs done two or three years ago — not freshly completed projects, which always look good.
Ask about the warranty in writing, what voids it, and who actually issues it. A 10-year warranty from a contractor who has been in business for two years is not the same as a 5-year warranty backed by a material supplier with a track record.
Red Flags We See in the Market
The biggest red flag is a quote that is dramatically cheaper than the others. Singapore roof waterproofing for a typical landed property costs between $8,000 and $30,000 depending on area, system, and surface preparation. A $3,000 quote for a 200 square metre flat roof means corners are being cut — usually skipping the primer coat, thinning the membrane, or reusing the old waterproofing as a substrate.
Other warning signs: pressure to sign on the spot, vague scope of work, no mention of surface preparation, and a refusal to put the warranty in writing. Walk away from any of those.
