Decide what the facade change is meant to solve
A new colour, a failed surface layer and a new architectural expression are different briefs. If the wall is sound and the goal is appearance, repainting may be the appropriate scope to investigate. Ask what the new layer relies on
For paint, request the selected system and its preparation requirements. Dulux’s Singapore datasheet illustrates why the condition below the finish matters; it specifies sound, clean and dry substrate conditions rather than treating a new coat as a remedy for every defect.
For cladding and fixings, have the appropriate professionals establish structural and other applicable requirements. A lightweight or decorative description does not eliminate the need to assess the actual support and load path.

Review openings and edges as part of the material choice
Ask for details at windows, doors, roof junctions, corners, service penetrations and the base of the wall. The chosen system must fit those conditions. A finish that looks convincing across a large uninterrupted panel can become complicated around the actual house’s openings.
Request clarity about who alters window trims, moves services, completes flashings and reinstates neighbouring finishes. Keep these interfaces in the same scope comparison rather than leaving them to separate trades after the material has been ordered.
A hypothetical facade renewal decision
Imagine a homeowner who wants a simpler appearance and has recurring staining below several projections. One concept repaints the facade; another adds panels; a third retains most of the finish while investigating the projections and changing selected details.
First establish the source of the staining and the condition of the existing surface. Then compare the appearance each option delivers after the necessary repairs are included. If panels would cover an unresolved problem or prevent access to it, ask how the design addresses that dependency. If targeted repairs leave visible patches, decide whether a full repaint is worth the aesthetic benefit.
The outcome may be any of the three options. The useful decision comes from matching the intervention to the assessed condition and desired appearance, not assuming the most extensive material change is the most durable.
Look at the future repair, not only the installation

Ask each proposal to include investigation, preparation or removal, the complete finish assembly, access, interfaces, protection, verification and reinstatement. Keep exclusions visible and agree a process for additional defects discovered after access is established.
