Separate appearance from substrate condition

A floor may look old but remain stable, or look acceptable while containing loose areas and unresolved moisture. Record visible damage, movement, staining and previous leaks as observations for the installer. Do not convert a tapping sound or a photograph into a definitive diagnosis yourself.

Draw the finished-height junctions

Add up the proposed assembly, including preparation layers, underlay or adhesive as relevant and the new finish. Then examine the junctions around the room. The plank or tile thickness alone is not the complete change in finished height.

Doors, thresholds, staircase landings, sliding-door tracks, floor outlets and wet-area boundaries can constrain the result. Ask the appropriate installer or designer to assess each affected detail. A stair or doorway issue should not be resolved by an improvised trim after most of the floor is laid.

For a landed home with several levels, check the first and last stair relationships and the route between retained and renewed rooms. Do not assume that keeping each individual room visually neat guarantees a coherent transition through the house.

Coordinate floating floors with fixed objects

A floating floor has system-specific movement requirements. The cited Alpha Vinyl instructions address heavy and fixed objects and the need to preserve the intended floating behaviour. That is a coordination issue between flooring and cabinetry, not a detail to leave until the island arrives.

Ask the flooring installer and carpenter to agree the installation sequence and junctions. Record where the floor runs, where fixed construction sits and how visible edges are finished. Do not generalise one product’s detail to every vinyl, timber or bonded floor.

Also consider future appliance removal. A new floor in front of an existing appliance can alter its extraction path. Check that the dishwasher, washing machine or other enclosed appliance can still be removed using the manufacturer’s intended service route.

Do not confuse a water-resistant finish with wet-area design

The product’s use limits still apply when it is laid over tiles. Quick-Step’s bathroom guidance distinguishes occasional wetting from showers and other extremely wet environments. Similar marketing terms across brands do not establish identical permitted applications.

If the project involves a shower floor, a leaking bathroom or an exposed outdoor area, obtain the appropriate system design and diagnosis. A surface overlay should not be presented as a substitute for repairing failed waterproofing or resolving drainage.

For a dry-room renovation beside a bathroom, ask how the junction is formed and whether the new height affects the existing boundary. Keep the water-management detail visible in the decision, even if the new floor itself is being sold for its appearance.

Compare complete scope and keep the acceptance record

Ask both overlay and removal quotations to include survey, preparation, transitions, skirting, door adjustments where appropriate, protection, disposal and making good. State allowances for concealed conditions and the process for agreeing extra work. A low supply-and-lay rate may omit the work that makes overlay possible.

Before installation, retain the agreed product, substrate acceptance record and interface drawings. At handover, check normal door and appliance operation, transitions and the finished floor against the approved scope. Obtain care instructions and the product identification labels.

Overlay is a good outcome when it preserves a suitable base and produces a coherent finished assembly. If it merely conceals an unresolved problem or forces awkward junctions, revisit removal or another system before committing to the material.
