Name the activity that makes the project worthwhile
Before asking for the largest basement, identify the function that justifies the work. Perhaps it is parking, a household gym or a quieter room. State the intended users, hours, equipment and relationship to the rest of the house. Then ask the professionals to assess that use, not a generic empty shell.
Keep secondary uses separate. If parking is essential but a future bedroom is only a possibility, the feasibility review should not imply that both have been established merely because they fit on the same floor plan.

Test the route before the room finishes
Draw the full journey from the house entrance to the activity. Include stairs or lifts, doors, equipment delivery and any bathroom route. Ask how the occupied space receives fresh air
Specify normal occupancy, operating hours and equipment so the designer can assess ventilation and cooling. A cool-feeling room does not explain how fresh air is supplied or pollutants are removed. Keep vehicle-related ventilation distinct from the requirements of an occupied room.
BCA describes owner-use landed-house ventilation alternatives and exemptions, but the QP must establish applicability. Ask for a coordinated strategy and commissioning scope rather than assuming that an air-conditioning unit resolves every air-quality requirement.

A hypothetical choice between a gym and a store
Consider a family seeking both space for exercise and storage for infrequently used belongings. A large basement is proposed to accommodate both. Before accepting, ask for a basement gym option with its access and ventilation needs, and an alternative that uses a smaller existing room for exercise with improved storage elsewhere.
Compare when the gym will be used, what equipment must enter it and what daily route makes the activity convenient. For storage, list the actual contents and retrieval frequency. The household may decide the basement is valuable, but it should make that decision from the enabled functions rather than an impressive area figure.
If a chosen use depends on a future system or unverified opening, show that dependency and its cost basis separately. Do not count a conditional future room as part of the confirmed present benefit.
Include the operating commitment
A basement can bring equipment, inspection and maintenance responsibilities. Ask the design team to state the water-protection system, any pumped drainage, its monitoring and the owner’s required arrangements. Use the brief to decide what happens next

If the desired function cannot be achieved appropriately, compare another part of the house or a different renovation strategy. A useful feasibility exercise can conclude that the household’s need is better served without a basement.
