D15 · Premium Landed
Sun and rain age the outside of a house faster than anything inside it. Cracked plaster, chalky paint, stained walls and faded battens make a sound house look older than it is. We repair the walls, repaint, fit screens and cladding, and redo the boundary walls, driveway and lighting, all under one contract. We serve homeowners across Siglap (D15): East-coast landed belt off Upper East Coast Road, with strong demand for waterproofing and staircase reno on older 1980s detached homes.

Common Questions
The price comes from how much wall you have, what state it is in, and what you are doing to it. A corner terrace has far more exposed wall than a house in the middle of a row. Repainting is the cheap end, re-cladding the dear end, and scaffolding to reach the upper floors adds to both. So does bringing the driveway, the boundary wall and the lighting into the job. We put a number to it after a free site visit.
Repainting and like-for-like repairs generally need no approval, but changing the outside of the house can. New screens, a canopy, a raised boundary wall, or altered window and door openings can need written permission, and some estates and conservation areas have their own rules on how a house may look. We check what applies to your street at the site visit and handle any submission. How long that takes is for the authorities to decide, not us.
It depends on the scope. A repaint with minor plaster repair is the shortest kind of job. A full re-clad with screens, new boundary walls, a driveway and lighting takes far longer. Rain is the biggest variable, because rendering and painting stop on wet days. We give you a programme with the quote and tell you when the weather moves it.
Four things set the price: the wall area, the number of storeys, the state of the walls, and the paint system you choose. More storeys means more scaffolding. Hairline cracks, blistering, algae and spalling concrete all add preparation work before a brush comes out, and the preparation is most of the job. A basic exterior emulsion costs less than a flexible crack-bridging system, though the dearer system goes longer between repaints. We walk the house first, then put a firm number on paper.
You want a system that holds up to constant sun, resists algae and mould, and can bridge hairline cracks, because walls here move with the heat and take driving rain. The brand matters less than the preparation. Washing, crack repair and the right primer decide how long the coat lasts, more than the topcoat does. A west-facing wall with no shade weathers fastest, so judge repaint timing by exposure, not by a number on a tin.
Aluminium is the lower-maintenance choice, timber the warmer-looking one. Hardwoods like chengal and balau age to silver-grey unless you keep oiling them, and they move with the humidity. Powder-coated aluminium holds its colour, needs only a wash-down, and is the safer pick near the sea. Wood-grain aluminium finishes have become good enough that most people cannot tell from the road. Either way, the fixings and the frame behind the battens decide how long the screen lasts, so we use stainless or coated fixings, never plain steel.
