Why Auto Gates Break Down

Auto gates in Singapore face a punishing combination of tropical humidity, intense UV exposure, heavy rainfall, and daily mechanical stress. Even well-maintained systems develop problems over time. The good news is that most issues are repairable at a fraction of the replacement cost — if caught early.

The average auto gate system in Singapore should last 10 to 15 years with proper maintenance. But neglected gates can start failing within 3 to 5 years. Understanding common failure points helps you spot problems early and budget for repairs.

Motor Failure

The motor is the heart of your auto gate, and motor failure is the most common serious repair. Symptoms include the gate moving slowly or unevenly, unusual grinding or humming noises, the gate stopping mid-travel, or the motor running but the gate not moving (indicating a failed gearbox).

Motor repair or replacement costs $800 to $2,500 depending on the motor type and brand. Italian-made motors (FAAC, BFT, CAME) tend to cost more for parts but last longer. Chinese-made motors are cheaper to replace ($800 to $1,200) but may need replacement again within 3 to 5 years. A quality motor replacement typically takes 2 to 4 hours.

If your motor is over 8 years old and making noise, replacing it proactively is often smarter than waiting for a complete failure — which usually happens at the worst possible time, like when you need to leave for work.

Remote Control and Access Issues

Remote problems are the most frequent call-out reason but usually the cheapest to fix. Common issues: dead battery (replace for $5 to $15), worn-out buttons, water damage from rain exposure, or signal interference from neighbouring systems.

If all remotes stop working simultaneously, the problem is likely the receiver unit in the control box, not the remotes. A replacement receiver costs $150 to $400 installed. Reprogramming remotes after a receiver change typically costs $50 to $100.

Modern systems can integrate with smartphone apps and Bluetooth, reducing reliance on physical remotes. If you're replacing a receiver anyway, consider upgrading to a smart access system for an additional $200 to $500. This lets you open the gate from your phone and grant temporary access to visitors.

Sensor and Safety System Problems

Infrared safety sensors prevent the gate from closing on people, vehicles, or objects. When they malfunction, the gate may refuse to close (sensor thinks something is in the way), fail to detect obstructions (dangerous), or behave erratically — opening and closing randomly.

Sensor realignment costs $80 to $150. Sensor replacement runs $150 to $350 per pair. If sensors are frequently misaligning, the issue may be with the mounting brackets or gate posts shifting — a structural problem that costs more to fix ($300 to $800) but prevents recurring sensor issues.

Never bypass or disable safety sensors to get a gate working temporarily. This creates a serious crushing hazard, especially for children and pets. If your sensors fail, use the gate in manual mode until repairs are completed.

Rust, Corrosion, and Track Issues

Singapore's salt-laden coastal air and high humidity accelerate corrosion, particularly on mild steel gates and tracks. Surface rust can be treated and repainted ($300 to $800), but structural rust — where metal has thinned or perforated — requires section replacement or welding ($500 to $2,000).

Sliding gate tracks collect debris, leaves, and grit that cause the gate to jam or derail. Track cleaning and realignment costs $150 to $300. If the track has bent or corroded, replacement runs $400 to $1,200 depending on length. Installing a track cover or performing quarterly cleaning prevents most track problems.

For new installations in coastal areas (within 2km of the sea), we strongly recommend aluminium or stainless steel over mild steel. The higher initial cost is quickly recovered through near-zero corrosion maintenance.

When to Repair vs Replace

The general rule: if repair costs exceed 40 to 50% of a new system's price, replacement usually makes more sense. A new auto gate system (gate panel plus motor, controls, and sensors) costs $4,000 to $12,000, so if you're looking at $3,000 or more in repairs on an ageing system, consider a new installation.

Other factors favouring replacement: the gate design is outdated or damaged beyond cosmetic repair, the motor type has been discontinued (making future parts scarce), or you want to upgrade features like smart access, CCTV integration, or battery backup.
