A whole-home concealed ducted or VRF system for a landed property runs $15,000–$30,000+. The main cost drivers are the number of indoor units, the brand, ducted vs wall-mounted, and piping distance.
A "System" (multi-split) uses one outdoor condenser serving several wall- or ceiling-mounted indoor units — the standard for most homes. A concealed ducted system hides the indoor unit above a false ceiling and delivers cool air through discreet grilles, giving a cleaner look that suits landed homes. Ducted costs more but looks seamless.
Larger landed homes with many rooms across multiple storeys often need a System 5 or a VRF/VRV system — one or two condensers serving many zones, each with independent temperature control. We size the system to your floor area and room count rather than overselling capacity.
For regular daily use, general servicing every 3 months keeps units cooling well. A chemical wash every 6–12 months clears the coils of dust and mould, depending on usage and dust levels. Maintenance contracts bundle these so you do not have to remember.
General servicing is around $30–$50 per unit, a chemical wash $80–$120 per unit, and a full chemical overhaul $150–$180 per unit. An R32 gas top-up is roughly $90–$150. Quarterly servicing contracts for a multi-unit landed home typically run $120–$300 per visit.
The usual causes are low refrigerant from a leak, coils so choked they need a chemical wash rather than a basic service, a weak or failing compressor, or a unit that is simply undersized for the room. We diagnose the actual cause before topping up gas, so you are not paying to refill a leak.
